About Us

JIOS is based in Bethesda, MD. We are a vertically integrated real estate company owned by Jadian Capital that specializes in industrial outdoor storage (IOS). We acquire, develop, lease, and manage IOS in major markets throughout the U.S.

We target flexible sites in dense, supply-constrained infill locations with multiple demand drivers and strong underlying land value. As long-term owners and hands-on managers, we aim to be a trusted, solutions-oriented counterparty to our tenant partners across the country.

Historically, IOS has not been professionally managed. We intend to change that.
